This is often the first question Torgon property owners ask before entrusting their property to a concierge service: how much does it cost? The answer isn't simple, because pricing models vary a lot between providers — and two offers with an identical percentage can ultimately cost you very differently depending on what they actually include.
The pricing models on the market
Commission on rental income
This is the most common model in the Swiss Alps: the concierge service takes a percentage of the rental income generated, typically between 15% and 25% depending on included services. The advantage: your provider is directly incentivized to maximize your occupancy rate and income, since their compensation depends on it.
Fixed monthly fee
Rarer, this model charges a fixed amount regardless of income generated. It may seem predictable, but it carries a risk: during low season or low occupancy, you keep paying the same amount with no correlation to your actual income.
Setup fees
Most serious concierge services charge a one-time fee at launch, covering property setup, professional photography and listing creation. This is a one-off investment, not to be confused with the recurring commission.
Questions to ask before signing
To compare two offers fairly, here are the points to clarify systematically:
- Is the percentage calculated on gross rent or net of Airbnb/Booking commissions? This nuance can represent several real percentage points.
- Is cleaning included, and who is charged? Some concierge services include it in their commission, others bill it separately to the owner, and others pass it on to the guest.

- Is there a minimum commitment period? A contract with no long-term commitment gives you the freedom to switch if the service doesn't suit you.
- Are professional photos and listing optimization included or extra?
Good practice: always ask for a costed simulation over a typical month, with a breakdown of each cost item, rather than comparing displayed percentages alone.
