Publishing a listing on Airbnb takes five minutes. Doing it by the book — insurance, taxation, condominium rules, tourist tax — takes a bit more preparation. Here are the steps to know before renting out your property in Torgon.
Condominium regulations (PPE)
If your property is part of a condominium (PPE), the first step is to check that the condominium bylaws allow Airbnb-style seasonal rental. Insurance
A standard home insurance policy isn't always designed to cover regular seasonal rental activity. We recommend checking with your insurer that your policy covers this use, and ensuring adequate liability coverage for hosting guests. This point should not be overlooked: an uncovered claim can cost far more than the premium for an appropriate policy extension.
The tourist tax

Tax declaration
In Switzerland, income from seasonal rental must be declared for tax purposes, like any rental income. A detailed annual summary makes this declaration much easier. For any question specific to your situation, we recommend consulting a tax advisor.

The property must be furnished, clean, insured and compliant with basic safety standards (smoke detectors, clear exits, electrical installations in good condition). These elements are also checked by the platforms themselves, which can suspend a listing if non-compliance is reported.
In summary: there is no single "tourist rental permit" to obtain in Switzerland before renting out an already-residential property. However, obligations related to condominium rules, insurance, taxation and the tourist tax do apply, and failing to comply can have consequences.
